A chimney takes weather from every side and freeze-thaw on top, so it is often the first masonry on a house to go, and the last thing anyone looks at. We repoint washed-out joints, replace cracked and loose brick and stone, and rebuild the sections that are too far gone to patch.
The crown, the concrete cap on top, is what keeps water out of the structure. When it cracks, water runs in and shows up as mold and soft framing inside the house. We repair or rebuild the crown, then clean and seal the masonry to slow the freeze-thaw damage that started the problem.
